As private lenders we are often able to help you with a commercial loan if the big banks and more traditional second tier lenders can’t meet your financing requirements.
A commercial loan could be an option for you if you are considering purchasing or refinancing a commercial or an industrial property and can include offices, retail outlets, warehouses, sheds, childcare centres, block of units, petrol stations and more.
We are also able to help developers who want to refinance an existing property to free up capital to start or finish a new development.
A bit more about how we may be able to help you, and what we require in order to do it:
• As private lenders, when we facilitate a commercial loan we always require property as security, with either a first or second mortgage.
• If you have a secure, well established tenant in the property this is favourable, however not a pre-requisite for a commercial loan.
• As a private commercial lender our 'Loan to Value Ratio' is to a maximum of 70%, so if you are buying a property you will need either other property you can offer as security or a deposit large enough to fund the remaining 30%, plus any other acquisition costs.
• The interest rate we offer on a commercial loan will be dependent on the individual merits of your commercial loan application.
• The term can be anywhere from six to 36 months, during which time we require you to pay the interest monthly. There is also an option to pre-pay interest.
• Our fees as private commercial lenders are similar to a conventional lender. After an initial conversation to establish whether we can help you, we will send you an indicative offer which is subject to due diligence. If you are then happy to proceed then the usual fees would apply which can include an application fee, costs to have a valuation of any security property, legal fees for our solicitor to prepare the agreement and an establishment fee when your commercial loan is approved.
